How to Find the Best Foundation Repair Company

Finding the best foundation repair company in Maryland or the DC area is going to involve a little “digging.” Always search for a quality contractor that provides a foundation warranty on their work. There are foundation contractors out there who are licensed but not experienced.  You should try to find a company with both. So whether you have a typical footing and stem wall construction, a concrete slab, or even a pier and beam foundation, you should only hire an experienced and licensed contractor that you can trust.

Where to Search for Honest and Experienced Foundation Repair Companies

One way to find a Maryland or DC company you can trust to handle your home’s foundation is to search for foundation repair companies online. This is not an area of your home that you want to skimp on. Be very selective with who you hire. Shoddy work on your home’s foundation can literally cost you hundreds of thousands of dollars if things are not done right the first time.

When searching online, it’s best to find contractors with outstanding reputations and several years of experience. Here are a few tips:

  1. Look at their online reviews on websites like Yelp, Facebook, and Houzz.com.
  2. Weed out the ones with an excessive number of negative reviews.
  3. Make sure they offer a foundation warranty for the work they do. The longer the warranty, the better. Foundations can move and settle over the years.
  4. Check their rating with the Better Business Bureau.  If you can find a contractor with an A+ rating, you’re doing well! Contractors are traditionally the harshest ranked businesses out there.
  5. Of course, family and friends can be a helpful source of information for you. Neighbors are good, too.

Questions to Ask Your Foundation Repair Company

Picking the right foundation repair contractor isn’t always easy. Maryland’s consumer protection agency receives plenty of complaints about shady contractors, so how do you steer clear of those guys and find an honest, reputable, foundation repair contractor that will care for your home as much as you do and repair your foundation professionally?

  1. Why do you believe my foundation needs to be repaired?
  2. Are you licensed and insured in my State? (Click Here to search Maryland Licenses)
  3. What repairs will be made?  How will they be made? How long will it take to complete the repairs?
  4. Do you offer a warranty and what is (or is not) covered under that warranty?
  5. How many foundation repairs have you made?
  6. Do you have references or testimonials I could see to assure me of your qualifications?
  7. Since one of the main causes of foundation failure is soil/landscape-related, do you offer advice on soil and landscaping?

How Much Does Basement Waterproofing Cost?

There are a number of factors that determine the cost of waterproofing a basement.  Below are some of the more significant variables.

Factors Influencing the Cost to Waterproof a Basement:

Foundation Type

The first step in solving a basement seepage problem is to determine what the foundation was constructed of.  Foundations in the MD and DC area are most commonly built using poured concrete.  Cracks are the most common source of basement seepage in poured concrete foundations.  Homes found in this area are often built using concrete block.  Older homes are typically built using other types of masonry such as brick and stone.  Each type of foundation requires a different method of repair.

Interior vs. Exterior Waterproofing Methods

In this area, foundations are set minimally four feet in the ground to be below the frost line.  Basements that are seven foot and deeper tend to have window wells.  The depth of the foundation influences the job because waterproofing deeper foundations require more labor, especially when working from the exterior.  Interior waterproofing solutions aren’t influenced as much by the depth.

Method of Repair

Sealing a foundation wall crack costs hundreds of dollars.  It gets cheaper as we do more.  Interior Drain Tile Systems range between $2,000 and $10,000 on average.  The price is influenced by the length of the system and added components (sump pumps, wall treatments, etc).  Exterior waterproofing solutions vary widely from hundreds to thousands of dollars.  Stay tuned for a more in-depth blog on exterior waterproofing.

Where You Live

Many municipalities have special requirements that can impact the cost of the job.  As an example, some cities require the sump pump discharge pipe to be galvanized steel.

It might sound complicated, but it isn’t when you’ve waterproofed as many basements as we have…we’ve seen it all.  And our customers love that we always take a conservative approach.
